I got an unexpected surprise when I stepped into this home for the first time. From the curb, I thought I would see a typical cottage-style home, with small rooms and wood paneling. Instead, what I saw was an artistic vision. A few years ago, the owner moved into this home, and decided to make it unique. He took out the walls, raised the ceilings, and opened up the floor plan. And, in my humble opinion, the results are astounding.
As you enter the front door, you are greeted by a large family room that opens into an area the owner uses as a breakfast nook. In the middle of the space, a stairway leads up to a lofty attic bedroom. I thought out loud, "How cool!" The tiled floors and white walls also give the home a breezy feel. My favorite part of the breakfast nook is the light fixture because it lends such a warmth to the area.
On the other side of the family room is a sitting room, which would make a great formal dining area, or perhaps an extended kitchen. Take notice that this room also has access to the central staircase. This room holds many possibilities, and perhaps that's why I like it so much. I can envision opening up the kitchen wall and making this room an elegant dining area. Or, turn it into a library. In any case, the palette is yours to color.
Next, we step into the kitchen. With plenty of natural light and a view of the large backyard, this kitchen could host some delicious meals. opposite the counters is a hutch for dishes, but again, let your creativity run wild. Imagine installing counters on that side as well, and creating a gorgeous galley kitchen. The retro red stove stays, and the owner has all of the papers for it. Tiled floors make for easy cleanup and also keep the floors feeling cool.
Off of the kitchen is the bathroom. Again, the floors are tiled, as is the shower. With plenty of sunshine and warm colors, you'll have a happy disposition to start every morning.
Also downstairs are two bedrooms. At present, the owner uses this room as an office. A friend of his painted the walls with a tropical mural to make every day feel like an escape. On the opposite wall of this room is a custom cabinet and plenty of room for a sitting/reading area. Of course, for a family, this room could be used as a bedroom, or even a play room. It has plenty of space and gorgeous natural light, so anything goes in this room.
Perhaps my favorite space in the house is the lofty attic. Right now this space is used as a bedroom, but I can see it having great possibility as a den or play area. What you can't see in this picture is the attached, unfinished room. With a little imagination and elbow grease, the remainder of the attic could be transformed into a bathroom, creating a gorgeous guest suite.
All in all, I like this house because of its character and potential. If you are looking for a house with an artistic feel and plenty of room to make it your own, then 600 E. Belmont is the home for you. If you would like to take a visual tour of the home to see more pictures, CLICK HERE. For more information, or to arrange a showing, call me, Phil, at 850-380-7360.

Located in an established neighborhood, 6405 White Oak is more than it seems from the curb. For starters, the location is convenient to shopping areas, yet far enough away that traffic is not an issue. Driving into the neighborhood, I noticed that the surrounding homes were mostly brick as well, and most were nicely maintained. When I arrived at the property, I couldn't help but notice the giant magnolia tree that graces the front yard with ample shade and provides a decorative touch.
As I stepped into the home, the first thing I noticed was the re-finished hardwood floors. The hardwoods run through the bedrooms and hallway, making cleanup a cinch. Also, I noticed the living room (photo at right) which is fairly large and would be the ideal room in which to host guests. With the kitchen and dining room attached, a dinner party would be a snap!
As a bonus, the garage has been finished with wall-to-wall carpet and would be a great casual family room or a large den. A sizeable utility room with built-in cabinets is attached to the family room and would be perfect for storing all the little extras a home requires.
Down the hall are the three bedrooms, all of which are decent size. The master bedroom has an attached bathroom, complete with tiling and updated fixtures. All of the bedrooms have hardwood floors and natural light to make them warm and cozy.
The crowning glory of 6405 White Oak is the updated kitchen. With it's mod 60's feel, this space brings a smile to any face. Stainless steel appliances, solid countertops, and a breakfast nook make this galley-style kitchen an ideal workspace. Also, the checkerboard floors are easy to clean. Off of the breakfast nook is a large closet that could be used for a pantry, or for miscellaneous storage.
Enjoy Pensacola evenings on your screened porch, just a step out of the kitchen. With such a large, fenced backyard and 2 storage buildings, the possibilities are endless. Host a barbecue for your friends. Add a pool or hot tub, or build the kids their own treehouse compound. Do you like pets? There is ample room for a dog of any size to run and play. Or create the yard of your dreams with some creative landscaping. This yard has plenty of space for your imagination to run wild.
At a price of $94,900, this is one deal that can't be beat!

This North Hill, Pensacola home is truly a gem. First, the curb appeal is stunning. Look at the details on the porches, the color variations, and the lovely landscaping! The outside of the home is in great shape, and is an appealing color combination. Down each side of the home, there is custom landscaping, including a couple of palm trees. The backyard is well-kept and large enough to accommodate a barbecue with friends. Also, there is a small back porch, large enough for a chair or two, and a patio. At the end of the long driveway is a garage, complete with a side entrance. It appears that this could be used as a workshop as there are two windows on the side. In addition to it's beautiful appearance, 202 W. Gadsden has other bonuses: 2 HVAC units, a sprinkler system, six fireplaces, new wiring, and many custom features.
Inside, this home is a dream come true. Built in the 1890's, the ceilings are high and the rooms are sizeable. The living room (at right) has large windows that let in the sun. Notice the refinished hardwood floors and the detailed fireplace. The wood floors run throughout most of the home and lend it a "warm and fuzzy" feeling. There is a formal dining room with attached kitchenette right next to the living area, so dinner parties would be a cinch to host.
Perhaps my favorite room of this home is the gorgeous gourmet kitchen. To begin, there are lots of cabinets for storage. A center island provides extra work space, and also houses the gas stove. The backsplash is intricately tiled with varying colors and masterfully blends with the warm tones of the room. Opposite the sink area are more cabinets next to a second window. Also convenient, an informal dining room is attached to the kitchen, so the kids can do their homework while you clean up after dinner. It's the perfect family hang out!
My other favorite space is the master bathroom. Just look at these custom cabinets and his and hers sinks! But that's not all this room has to offer: In the corner is a magnificent soaking tub! There is a sitting area in the center of the room and plenty of space to prep for work, or have a "spa day" on a lazy Sunday. The tiled shower is in its own room behind closed doors, so two people can get ready without being cramped.

Sacred Heart Health System is undertaking a four-year, $57 million expansion project that will add 112 private patient rooms and is expected to create 150 new jobs.
The construction project, announced Tuesday by CEO Laura Kaiser, will add five stories to the hospital's existing Heart and Vascular Institute located on the main North Ninth Avenue campus.
Greenhut Construction Co., the general contractor for most of the hospital's projects, will be in charge of this project, expected to break ground next spring.
The additional 112 rooms — 40 of which will be for critical-care patients — will bring Sacred Heart's total bed count to nearly 600.
Kaiser said the expansion is being driven by anticipated growth of Northwest Florida's population, and especially as a result of the rapidly increasing health care needs of the region's aging "baby boom generation."
"We have a pressing need right now for additional beds, especially for critically ill patients and other adult patients with acute-care needs," she said.
The first 68 beds are expected to be ready for patients by 2014. The remaining 44 beds will be added in 2015-16.
Because of the hospital's high patient census count over the past several years, a Certificate of Need from the Florida Agency for Health Care Administration is not required, spokesman Mike Burke said.
Sacred Heart's chief operating officer, Carol Schmidt, said the anticipated 150 new health care jobs will be created across the board, to include physicians, nurses, lab technicians, housekeepers and food servers.
In addition to the five-story tower atop the Heart and Vascular building, the expansion plan also calls for more parking spaces and replacement of key systems, such as heating and air conditioning, that support hospital operations.
George Hawthorne, executive director of the Gulf Coast African American Chamber of Commerce, asked Kaiser during the press conference if there will be a viable "minority inclusion" element for qualified subcontractors.
"Greenhut is incorporating that into his construction plan," Kaiser said.
The news of Sacred Heart's expansion, in light of recent Medicaid cuts to its funding and a soft local economy, was welcome news to a number of local business and political leaders. The hospital is facing a $9.5 million cut in its annual Medicaid reimbursements by the State of Florida. Mayor Ashton Hayward thanked Sacred Heart "for its investment in the Pensacola community."
Pensacola Bay Area Chamber of Commerce CEO Jim Hizer said the project will be a key element in advancing the region's quality of life and promoting economic development.
"The more health care investment we have in Northwest Florida, the higher quality of life we will have and the less we will see people having to leave the area to get their health care needs met," Hizer said.
Chamber Chairman-elect Donnie McMahon called Sacred Heart's announcement a "breath of fresh air" and a project that "will put a lot of people to work."
